Land development
Land and lot loans for developers
We love land development deals. Financing for lots and land held for development, including land for single-family subdivisions.

Who it’s for
- Developers acquiring land for a planned project
- Owners who need capital to entitle or improve land
- Builders buying lots ahead of construction
What we look at
- The land, zoning and entitlement status
- Utilities, access and site work needed
- Your equity or down payment
- The development plan and exit
Loans from $50,000 to $35 million. Rates generally 9% to 14%, with most loans priced 12% to 14%, and typically 3 to 4 points. Loan-to-value and overall risk drive the rate and points.

Common questions
Do you lend on raw land?
Yes, depending on the location, the plan and your equity. Entitled land with utilities is the strongest case.
Can I move from a land loan into construction?
Yes. Many borrowers use a land loan first and a construction loan once plans and permits are ready.
Where do you lend on land?
Nevada and Arizona for residential land, and commercial land in Nevada and other states. Call to confirm your location.
